Exemption Information

Senior Assessment Freeze

Income-qualified seniors can apply for the Seniors' Assessment Freeze. This freezes their assessment at whatever level it is at during the year in which they are first granted the Freeze.

Note that the Seniors' Assessment Freeze does not freeze a senior's property tax bill itself. Tax amounts can still vary from year to year depending on the fluctuations of the area's tax rate. However, the assessment that the tax rate is applied to remains frozen as long as the homeowner continues to qualify and reapply for the exemption.

Qualifying for the Seniors' Assessment Freeze is dependent on household income; a new application must be filed for approval each year.

    Requirements:

  • You must be 65 years of age or over during the calendar year in which the application is made.


  • You must have occupied the property by January 1st of the calendar year in which the application is made and by January 1st of the prior year as well.


  • You must be receiving the Senior Homestead Exemption.


  • Your total gross annual household income must be $55,000 or less, including taxable and non-taxable income and gross Social Security income.


  • You must own and occupy the property as your principal residence and be liable for payment of real estate taxes on the property.


  • The annual filing deadline is October 1st.


  • Annual re-application and re-confirmation of eligibility is required.
